However, we appreciate that a full architectural service may not always be required, and we are able to offer a bespoke service to suit your project and your budget.

0. Strategic definition
Initial meeting to discuss client’s project. Considerations for assembling a team for the project.
1. Preparation & brief
After our initial meeting, we will clarify the client’s needs, iddentify any requirements and constraints. We quote for the concept design and dimensional survey. We always try to include a number of design options to allow for the clients budget and aspirations. After discussing these ideas, we then draw up a scheme.
2. Concept design
Once the design strategy and budget is agreed, a preliminary proposal is drawn up to include various aspects of the build: such as structural design and building services systems. This is the stage when we issue the final scheme design and project brief.
3. Developed design
If required, a planning application is submitted to the local authority. The project, if needed, is modeled further to ensure a full understanding of the design. It may be a requirement to appoint other parties such as Structural Engineers, quantity surveyor and Party Wall Surveyors at this stage. The project is worked up in technical detail, calculations are made, and elements like drainage are checked. Cost information is prepared in the form of a tender package.
4. Technical design
We prepare Technical drawings to include all architectural, structural and building services information, specialist subcontractor design and specifications. We prepare and submit Building regulations submission.
This stage is often fun for the client, as we present various materials and samples, and work to determine the materiality of the design. Some clients will have strong ideas already of some particular fittings and finishes, and others prefer us to make suggestions. We give technical advice on how different materials can be integrated with different structures and services such as underfloor heating. For the most difficult decisions we can prepare photomontages of materials on perspectives of your project.
5. Construction
Once a price has been agreed, we set up a standard form of building contract between the client and the builder. We will administer the contract and carry out regular site inspections to review progress. Offsite manufacturing and onsite Construction takes place together with resolution of design queries from site as they arise. We take particular care when dealing with the day to day site issues to maintain the projects design vision. This often involves the continuing close consultation with the client.
6. Handover and closeout
Handover of building and conclusion of Building Contract. As constructed information updated.
